About Us
Hayat Makkah is a joint undertaking of Emlak Konut, Türkiye's largest real estate institution, and NHC, the National Housing Company of Saudi Arabia. For the first time, freehold home ownership within the Haram region of Makkah is offered under the institutional assurance of two countries.

Hayat Makkah proceeds within the framework of a Memorandum of Understanding signed between the ministries of the two countries.
NHC — National Housing Company
The state housing company of Saudi Arabia and the executor of national programmes expanding the Kingdom's housing supply. It is the master developer of the Makkah Gate destination in which Hayat Makkah is located.

Privacy-led planning
The villas were designed as independent units arranged in sequence with side gardens; the impression of twin housing was deliberately avoided.
This approach preserves privacy in garden use even at higher densities, balancing individual comfort with the scale of the settlement. Each villa has a separate guest entrance and majlis, keeping guest reception distinct from daily family life.
Rawashin — a modern reading of a traditional element
On the façades, the characteristic rawashin elements of Hijazi architecture have been reinterpreted in a modern way.
Projecting volumes and vertical timber elements provide shade and privacy while contributing to energy efficiency. Textures on parapets and surfaces carry the ornamental tradition of Makkah's residential architecture into the present.
The colours of the earth, a low-water landscape
The material palette consists of earthy tones, off-whites, greys and natural textures — a choice that integrates the project with its environment while referencing the historic architecture of Makkah.
In landscape design, low-water native plants were prioritised for sustainability, while shaded areas strengthen social life.

What protects you?
Owning a home in Makkah naturally raises the question: "is my money safe?" Our answer is institutional and verifiable.
State-supervised escrow account
Your payments are held in the project escrow account and released against construction progress. This structure is required by Saudi Arabia's off-plan sales regulation (Wafi).
Wafi sales licence
Sales are conducted under the state-supervised Wafi licence and the records can be verified on official platforms.
Freehold ownership
What you acquire is not time-limited. Your ownership is registered in your name in the Real Estate Registry and an electronic title deed is issued.
NHC as master developer
The project proceeds under the master development of the state housing company.
Turkish-language support
Our call centre in Türkiye and our sales offices in Makkah and Jeddah serve in Turkish.
Inheritance
The villa passes to your heirs; the transfer is completed through the title registry and no registration fee is charged on the division of an estate.
